In the last five months of 2023, four more Host properties achieved LEED® certification. Developed by the U.S. Green Building Council, LEED is the preeminent program for the design, construction, maintenance and operations of high-performance green buildings and considered the benchmark in the green building industry. 

Host’s sustainable financing strategies enable our responsible investment in LEED-certified hotels, renewable energy and sustainability return on investment (ROI) projects, while lowering our cost of capital. With these latest certifications along with Marina del Rey Marriott (January 2023) and the ‘Ilikai Villas at Andaz Maui at Wailea Resort (April 2023), Host achieved six LEED certifications in 2023. We now have a total of 14 properties with LEED certifications in our portfolio—including three LEED Gold hotels as well as Host’s corporate headquarters in Bethesda, Maryland. We are the only lodging REIT to have a LEED program linked to our sustainable financing as we strive to own one of the most iconic, irreplaceable and sustainable portfolios in the industry. 

BOSTON MARRIOTT COPLEY PLACE (August 2023)
LEED Silver Certification

Sustainability features incorporated into the guestroom tower renovation include:

• Efficient lighting, resulting in a 50% reduction in lighting power consumption
• Low-flow plumbing fixtures, resulting in over 32% indoor water savings
• 80% of construction waste diverted from landfills through recycling
• Reuse of 79% of the building interior throughout the construction process, minimizing waste
• Environmental transparency with 21 construction products meeting Environmental Product Declarations requirements, which provide insight into environmental performance or impact over the product lifetime
• Recognized for selecting building products with disclosed chemical ingredients and supporting products with verified reductions in the use and generation of harmful substances

• Over 80% of construction waste diverted from landfills through recycling, reuse and furniture liquidation
• Recognized for selecting building products with disclosed chemical ingredients and supporting products with verified reductions in the use and generation of harmful substances
• Over 60% of regularly occupied square footage in hotel tower have access to daylight

• Recognized for selecting building products with disclosed chemical ingredients and supporting products with verified reductions in the use and generation of harmful substances
• Walk Score of 93, underscoring the high level of walkability at the project location
