Host Adds Six Properties with LEED Certification

Host added six additional properties with LEED® certification to our portfolio in 2024, bringing the total to 20 properties with LEED certification—including includes four LEED Gold hotels as well as Host’s corporate headquarters. Our latest LEED certifications include Washington Marriott at Metro Center (LEED Silver), The Ritz-Carlton, Naples (LEED Silver) and The Westin Denver Downtown (LEED Silver), along with our recent acquisitions—1 Hotel Nashville (LEED Silver) and Embassy Suites by Hilton Nashville Downtown (LEED Silver) as well as 1 Hotel Central Park (LEED Certified). Additionally, Marriott Marquis San Diego Marina, which had previously received LEED Silver certification for Marriott Hall, achieved LEED Gold certification for its transformational renovation of the guestroom towers.

With these latest certifications and acquisitions, 24.7% of our portfolio is LEED-certified with nearly 8 million square feet of LEED-certified space, and we are on track toward achieving our target of having 40% of our consolidated hotels achieve LEED green building certification by 2030.

Host is the first lodging REIT to issue green bonds and allocate proceeds to LEED projects, and the only lodging REIT to have green building certifications linked to our sustainable financing. We have also dramatically increased the number of LEED-certified properties in our portfolio—including our most recent acquisitions and LEED certifications, we have increased the number of LEED properties in our portfolio by 185% over 2019 levels. 


LEED-CERTIFIED HOTEL RENOVATIONS

WASHINGTON MARRIOTT AT METRO CENTER (February 2024)
LEED® Silver Interior Design and Construction

Sustainability features incorporated into the guestroom renovation include:

  • 57% reduction in energy consumption through the installation of LED lighting
  • ENERGY STAR-certified refrigerators in all guest rooms
  • 33% reduction in indoor water use through the installation of low-flow fixtures and other water efficient technologies
  • 73% construction waste diversion rate through the completion of the renovation project
  • Approximately 2,500 local families supported through our furniture, fixture and equipment (FF&E) donations in partnership with A Wider Circle 
  • Utilized high-quality low VOC materials to ensure occupant respiratory health and maintain indoor air quality.
  • Strict indoor air quality management program during construction to protect the health, safety and well-being of workers and future guests

MARRIOTT MARQUIS SAN DIEGO MARINA (April 2024)
LEED® Gold Interior Design and Construction (New Marriott Hall also certified LEED Silver® in 2017) 

Sustainability features incorporated into the renovation of the guestroom towers include:

  • Over 67% reduction in energy consumption through the installation of LED lighting
  • ENERGY STAR-certified refrigerators in all guest rooms
  • Over 36% reduction in indoor water use through the installation of low-flow fixtures and other water efficient technologies
  • Over 80% of construction waste diverted from landfills through recycling, reuse and furniture liquidation efforts 
  • Access to sustainable transportation options for workers and guests, including bicycling and local ferry trains, as alternatives to driving 
  • Healthy materials verified as low-emissions or non-toxic used throughout design and construction

VANDERBILT TOWER AT THE RITZ-CARLTON, NAPLES (June 2024)

Sustainability features incorporated into the new Vanderbilt tower expansion include:

  • 20% reduction in energy consumption, reducing energy costs by over 19%
  • 61% reduction in outdoor water use and 30% reduction in indoor water use 
  • Utilization of high-quality low VOC materials to ensure occupant respiratory health and maintain indoor air quality
  • Over 95% construction waste diversion rate through the completion of the renovation project
  • All regularly occupied spaces have 75% or greater line of sight to the outdoors

  • 71% reduction in energy consumption through the installation of LED lighting
  • ENERGY STAR-certified refrigerators in all guest rooms
  • Over 32% reduction in indoor water use through the installation of low-flow fixtures and other water efficient technologies
  • Nearly 80% construction waste diversion rate through the completion of the renovation project
  • Healthy materials verified as low-emissions or non-toxic, including interior paints and coatings, flooring, insulations and composite wood used during construction
  • Over 77% of all regularly occupied spaces have access to daylight and quality views
  • Strict indoor air quality management program during construction to protect the health, safety and well-being of workers and future guests

LEED-CERTIFIED HOTEL ACQUISITIONS

We continue to execute on our portfolio and sustainable financing strategies through the recent acquisitions of three more properties with LEED certifications. Together, the LEED Silver-certified 1 Hotel Nashville and Embassy Suites by Hilton Nashville Downtown achieved a combined 32% reduction in energy consumption and 34% reduction in water use, as well as recycled or reused at least 75% by volume of waste generated onsite during construction. The LEED Certified  1 Hotel Central Park was constructed with over 6,000 square feet of reclaimed wood, is adorned with roughly 40,000 living plants, and is equipped with an advanced building automation system controlling the LED lighting, occupancy-based thermostats and energy-efficient HVAC systems.
